This question comes up a lot whenever I do Q&As on Instagram, so I thought it only made sense to give it a permanent home on the blog with the rest of my real estate advice. There are tons of tips below but I decided to lay things out kind of like a “day in the life” type of format. So this is how I recommend you structure your day if you’re a new agent looking to build your business. With real estate, it can be easy to feel like you have time to sit back because no one is really telling you what to do. You have to have the motivation to make shit happen on your own. With that said, I recommend you treat every day like you would an 8-5 job. Structure your day so you’re doing something every day to learn and try to move things forward. Here’s my suggestion for your daily schedule (of course this can vary, but if you’re looking for an outline, this will get you started):
8-9 am
Read up on real estate news and learn new trends. This probably seems mundane but it’s your job to know this stuff so when clients ask questions you have answers.
9-11 am
Make. Your. Calls. I feel so passionately about this I literally wrote an entire blog post called “Why Agents Always Need to Make Their Client Calls“. No one is above making calls, especially if you’re new. Get on the phone with your friends and family, let them know what you’re doing, and ask if they have any real estate needs or friends that do. This is a referral business so you have to utilize your network—big or small.
11-12 pm
Study your target market and learn about recent sales and try to analyze pricing and values. If you want to sell a million-dollar listing (or help a client buy a million-dollar listing), you need to know how that type of clientele lives, what they value in a home or property, and what inventory is on the market.
12-1 pm
Take a break. Eat lunch. Go for a walk. Taking a breather is important.
1-3 pm
Drive around to learn about your target market and the streets they’re buying homes on. Visit properties newly listed, and visit recent sales to see what’s on the market and what’s selling. So much of real estate happens out in the world, not behind a desk, so be sure to prioritize getting out and about to network and check out properties.
3-5 pm
Fim a video or post something on your social media. This could be anything! The biggest sale of the week in your city or anything valuable relating to the housing market. It doesn’t have to be your own sale but posting something like this lets people know you’re in the know and keeping up with things.
There’s no doubt that starting out as a new real estate agent can be hard, but if you stay the course and put in the work (ehm make your calls), success will come!
