As real estate agents, hosting open houses are a regular part of the job. If you’re just starting out, an open house might feel a little nerve-racking, which is totally expected and normal! Even if you’ve been doing this for a while, it’s still easy to feel the pressure when a big deal comes around. If I could go back in time to my first open house I would have SO much advice for my younger self, so I’m laying out all of the secrets I would have told her in this blog post. While every home is different, having a general open house formula to follow has always been helpful for me, and I hope it can be useful to you the next time you’re getting ready to host an open house.
Preparation is Key
Before you even think about opening those doors, it’s crucial to lay the groundwork for a successful open house. This means everything from sprucing up the property to marketing the event like there’s no tomorrow. Clean, declutter, and stage the home to perfection. And don’t forget to spread the word through social media, email blasts, and if you want to go old-fashioned, a few flyers can’t hurt.
Set the Stage
When prospective buyers walk through that door, you want them to envision themselves living their best lives in the space. That’s where staging comes in. Think cozy throws draped over the couch, fresh flowers on the dining table, and maybe even the scent of freshly baked cookies wafting through the air. Btw, I’m not a big baker, and if you’re in the same boat this cookie candle will do just fine 😉 Ultimately, creating an inviting atmosphere can make all the difference for prospective buyers, and it’s your job to make it happen. Don’t procrastinate and plan how you’re going to make the space feel inviting in advance.
Create a Warm Welcome
As I often say, first impressions matter, so make sure your guests feel welcomed from the moment they arrive. Greet them with a friendly smile, offer them a beverage, and encourage them to explore the property at their leisure. And don’t forget to have plenty of informational packets on hand for those guests who want to know all the nitty-gritty details about the home.
Highlight the Best Features
Every home has its own unique selling points, whether it’s a spacious backyard, a gourmet kitchen, or a stunning master suite. Make sure to showcase these features front and center during your open house. Consider setting up little vignettes or interactive displays to really drive home the wow factor if it makes sense for the property you’re showing.
Be a Knowledgeable Resource
As the host of the open house, you’re not just there to schmooze with potential buyers—you’re also there to provide valuable insights and information. My biggest tip? Be prepared, always! Get ready to answer questions about the property, the neighborhood, local schools, and anything else that might be on your guests’ minds. Knowledge is power and shows your guests you know your shit.
Follow Up
The work doesn’t stop once the last guest has left and the doors are closed. Follow up with attendees after the open house to see if they have any further questions or if they’re interested in making an offer. A little personalized follow-up can go a long way in sealing the deal, and your client will appreciate the hustle.
