As you guys probably know, despite rising interest rates we are still in a CRAZY real estate market, resulting in a lot of buyers losing out on properties in multiple offers and experiencing major buyer’s fatigue (see my post on if now if a bad time to buy or sell if you have questions on that front). Here are my top three tips to put your buyers in the best position to GET their dream home.
1. Off-Market/Coming Soon /Just Listed Properties
As agents, we have to have our finger on the pulse and make sure we are doing our best to deliver our clients with properties that are off-market, coming soon, or if already listed, make sure they’re aware of the property AS SOON AS IT HITS THE MARKET. Being asleep in this market means losing out!!
2. Great Relationships with Other Agents
In this industry, our competition (other agents) are also our collaborating partners in most of our deals. Maintaining great relationships with agents (including/especially those outside of your brokerage) will ensure you have a better chance of getting YOUR client’s offer accepted.
3. Tactful Negotiation/Strategy
None of the above matters without great negotiation skills and a strategy to beat out other offers. This means really knowing the market/values, clear/consistent/quick communication skills (with both the other agent and your client—cause no time to waste), a solid offer package, and knowing what the seller wants so you can guide your clients while fighting for their interests.
PS- More phone conversations with the other side leads to more information/insight :)—so don’t be afraid to call!
On my most recent two deals, losing the property was simply not an option… On one, I was able to get the other side to accept my buyer’s offers before even hitting the market (while I was mid-Coachella mind you). And the other, before they held their first open house #humblebrag…. using the above recipe.
