Whether you’re working with a single property or managing a full portfolio, creating an effective and unique marketing plan is essential. Luckily in today’s day and age, the options are pretty much endless, and I’ll just say it now, you better be using social media! But beyond that, keep reading for a few strategies and tips that will ultimately help you close deals, and do it in a way that’s the perfect balance between casual and professional.
First Things First… Start With a Strong Online Presence
If you’ve read any of my other posts, it’s no secret that I’m a big proponent of building up your online presence. The internet is the first place people go when they’re shopping for homes, so it’s crucial that your listings stand out online! Use the real estate websites like Zillow, use your own website or your agency’s site where buyers can explore, and most definitely show off your listings on social media. Social media is always fun because it allows you to share listings in a more personal and engaging way. Get creative with it and build up that online presence.
Use Professional Photography and Videography
First impressions are everything! Low-quality images can turn potential buyers away before they even step through the door. Definitely don’t want that. Hire a professional so you’re able to showcase your listings in the best possible light. You can even spice it up with virtual tours and videos, or drone footage.
Leverage Email Marketing
Even though we all get a million and one emails a day, email marketing is still one of the most effective ways to communicate with potential clients. Build a list of interested buyers, past clients, and local investors, and create a regular newsletter. Fill it with valuable updates, new listings, open house invites, relevant real estate news, and whatever else you think would be beneficial.
Host Virtual Open Houses
Open houses are a tried-and-true method for bringing in potential buyers, but why limit yourself to just physical visits? With virtual tours, you can attract buyers who may not be able to make it in person. Platforms like Facebook Live, Zoom, or IG Live are great for showing off properties in real-time. Do a walkthrough, answer questions, and engage viewers just like if they were there. I will say though, if you’re going to do a virtual open house, make sure it’s not lame. Put some effort into it, think about what will make it unique based on the property, and make sure it’s an event that stands out.
Share Those Testimonials
Happy clients are one of your best marketing tools! Ask your past clients to share their experience with a testimonial. These can be shared all over – on websites, social media posts, IG stories… if you’re looking for easy yet effective content, this is it.
