Spring is here and if you’re planning to list your home this season, I put together five quick tips to help you make the most of the current market!
Curb Appeal is Key
The weather is warming up and with a new season comes renewal and upgrades, so it’s time to up the curb appeal. Easy ways to do this? Plant some flowers, swap out pillows on your patio for something cleaner, add a spring wreath on the door. Whatever your vibe is, setting a welcoming exterior is the best way to make a good first impression, and hopefully will entice potential buyers to want to step inside.
Let the Light In
One of my favorite things about spring is the longer days and sunnier weather. I mean, who doesn’t get an instant mood booster from that? Take advantage of all of that natural light and open up the curtains! Bright, airy spaces feel more inviting and spacious, making your home more appealing to buyers. Also consider adding accent lighting to highlight key features and create a warm ambiance during evening showings.
Declutter and Depersonalize
Spring cleaning isn’t just for decluttering, it’s also essential when prepping your home for sale. Clear out clutter, donate or store away the shit you haven’t touched in years, and depersonalize by removing family photos or personal mementos. It’s all about creating a clean canvas so potential buyers can envision themselves living in the space. Once they can do that, there’s a better chance of a quick sale happening.
Highlight Outdoor Living Spaces
With the warmer temps now here, a nice outdoor situation is definitely something that should be showcased to potential buyers. Stage the deck, patio, or any outdoor space with comfortable furniture, some greenery, and appealing outdoor accessories. It’s your job to help create an outdoor oasis that the buyer will be impressed with, regardless if you’re working with a huge backyard or a small outdoor seating area. It’s alllllll about working with what you have and if you and/or a stager can successfully do this, it will make a world of difference.
Spring-ify Your Open House
For the agents: Hosting an open house is a regular occurrence but my biggest tip is to take advantage of the season by “spring-ifying” your event. Add vases with spring flowers, offer light, spring-feeling refreshments, and overall set a happy, spring vibe. First impressions are important, and if you kick things off in the right way, it will be a better experience for potential buyers, hopefully turning into multiple offers.
