The holiday season has a way of slowing life down and speeding it up all at once. The season is buzzing, people are in and out of town, and yet somehow the market keeps moving. And here’s the real secret… it can actually be an incredible time to buy or sell. I know most people don’t naturally associate real estate with December, but the magic of the season spills right into the market if you know how to work with it.
Whether you’re thinking about listing before the New Year or exploring homes during the holiday season, here are my go-to tips for navigating the market right now!
For Sellers: Create a moment the second buyers walk in
Buyers are naturally more emotional during the holidays. They’re thinking about memories, traditions, and what “home” really feels like, which is why presentation matters even more right now. Soft lighting, a subtle seasonal scent, and clean, elevated decor can make a huge impact. Think simple greenery, a tasteful wreath, or a beautifully styled tree. You want buyers to be able to picture their own holidays here, not feel overwhelmed by yours.
Less is more. Always.
Stay photo-ready at all times
This time of year brings spontaneous showings. People are in town visiting family or taking a winter trip, and suddenly feel inspired to tour properties. Keep your home neat, bright, and ready to go so every showing feels thoughtful and intentional… even when it’s last-minute.
Holiday buyers are serious buyers
Holiday buyers mean business. No one casually shops for homes between holiday parties and winter vacations. If someone is scheduling a showing now, they’re motivated and ready to move. This usually leads to smoother negotiations and quicker decisions.
For Buyers: Keep your eyes open for opportunity
Inventory might be lighter, but competition is too. Many buyers wait until January to restart their search. If the right home comes up now, you may have an advantage simply because fewer people are actively looking. When you see something that feels right, move quickly. The quietness of the season can create opportunities that don’t exist later.
Have your financing ready to go
With travel, three-day weekends, and office closures, things can move a little slower on the administrative side. Have your pre-approval ready and your team lined up so you can act fast if needed. Being prepared gives you an edge that most people overlook this time of year.
And finally… trust the timing
Real estate doesn’t stop for the holidays. The market just shifts. It becomes more intentional, more emotional, and occasionally more strategic. If buying or selling is on your radar, this season might be exactly the window you’ve been waiting for.
Here’s to a season filled with warmth, clarity, and new beginnings. If you need guidance or want to talk strategy, I’m always here to help!
